HOW TO

Analyze your first property

Turn an address into a documented first-pass acquisition decision.

  1. Open Analyze deal and enter the complete address plus any known property facts.
  2. Add the asking price, listing link, and seller signal when available.
  3. Upload walkthrough photos and add field notes for conditions the camera did not capture.
  4. Choose Research property, review the completed stages, then verify the report before saving it to your pipeline.
  5. If you leave or refresh the website before saving to Pipeline, return to Analyze deal. Your latest completed analysis, inputs, evidence, and report are restored automatically. Choose Start new analysis only when you are ready to clear it.
Good practice

Better inputs produce a better first-pass report. Completed analyses are stored privately in your account, but you should still save active opportunities to Pipeline for long-term follow-up.

HOW TO

Use photos and property notes

Help the rehab estimate reflect the property you actually inspected.

  1. Upload clear room, exterior, mechanical, roof, kitchen, bathroom, and damage photos.
  2. Use Property observations to note smells, soft floors, leaks, nonworking systems, age, or seller statements.
  3. Review which findings are photo-visible versus wholesaler-reported.
  4. Treat hidden systems and unphotographed areas as inspection risks, not confirmed facts.
Good practice

Wide room photos plus close-ups of damage are more useful than multiple nearly identical pictures.

HOW TO

Review comps and ARV

Understand when the evidence supports an ARV—and when it does not.

  1. Start with the subject facts and confirm beds, baths, square footage, year built, and legal configuration.
  2. Review sold comps for distance, date, size, condition, and source link.
  3. NexGen prefers 0.5 mile and 6 months, expanding only to 1 mile and 12 months.
  4. If the report says Manual CMA required, verify ARV through Realtracs or a qualified local agent before making an offer.
Good practice

A nearby sale is not automatically a good comp. Condition and legal configuration matter.

HOW TO

Read and adjust the rehab budget

Use the line items and scope scenarios, then apply your own field knowledge when the AI allowance looks low.

  1. Review market-ready, investor-standard, and fuller-replacement scenarios.
  2. Open the line-item categories to see the cost range and reason for each allowance.
  3. Check assumptions, photo confidence, and systems that require inspection.
  4. In Deal numbers, enter Your rehab override when your walkthrough, contractor input, or local experience supports a different total. The investor max buy and seller offer ceiling update immediately, while the original AI estimate remains visible.
Good practice

The override is saved as the deal’s working rehab budget. Use the Use AI estimate button to remove it. Retail references and AI estimates are not contractor bids, so confirm the scope locally before closing.

HOW TO

Understand the suggested offer

See how ARV, rehab, and assignment protection create the seller ceiling.

  1. Confirm the ARV is supported before using the offer output.
  2. Review the direct rehab total and any optional contractor percentage.
  3. Check the target assignment fee and your active percentage rule.
  4. Use the suggested opening offer for negotiation and treat the maximum seller price as a ceiling—not a target.
Good practice

If a manual CMA is required, the offer should remain on hold even when the rehab estimate is available.

HOW TO

Manage follow-up, edit, or reanalyze a pipeline deal

Keep the opportunity and every seller touchpoint current without entering the property again.

  1. Open the property row from Pipeline.
  2. In Follow-up timeline, choose Call, Text, Email, Appointment, or Note; record what happened and add it to the dated history. The contact badge shows whether outreach has occurred.
  3. Choose Edit information to correct the address, property facts, year built, asking price, ARV, rehab budget, seller signal, or property notes.
  4. In Buyer-box underwriting, use Fix property info for an incorrect or missing property fact. Use Edit buy box when the saved rule itself needs to change.
  5. Choose Save changes & recalculate to refresh underwriting without using an analysis credit. Use Reanalyze property only when you want fresh web research, comps, or photo review.
Good practice

Use the timeline for individual follow-ups and the property-notes field for lasting facts about the property. Timeline entries are dated automatically and remain with the saved deal.

HOW TO

Record outcomes and use Accuracy

Teach your scorecard with verified results from real deals.

  1. Open a saved pipeline deal. The Outcome Tracker appears directly below the deal summary at the top of the window.
  2. Open the tracker and, as information becomes available, enter the offer made, seller and buyer responses, signed contract price, actual assignment fee, contractor estimate, verified CMA or renovated resale ARV, and buyer disposition price.
  3. Choose Save to Accuracy, then open Accuracy from the main menu.
  4. Read each percentage together with its sample size. ARV compares against a verified CMA or resale; rehab compares against a contractor estimate; contract discipline compares the signed price with NexGen’s original seller ceiling.
Good practice

Do not guess or backfill missing outcomes. ‘Not enough data’ simply means no verified comparison has been recorded yet. Use at least 10 verified outcomes before sharing an accuracy claim publicly.

HOW TO

Create a Deal Proof Packet

Turn a reviewed analysis into a professional buyer-ready record.

  1. Open the saved property from Pipeline.
  2. Confirm the property facts, comps, rehab scope, buyer-box decision, assumptions, and risk flags.
  3. Choose Deal Proof Packet at the bottom of the deal window.
  4. In the print window, print the US Letter packet or select Save as PDF before sharing it with a buyer or team member.
Good practice

The packet begins with the branded deal summary and automatically flows long comp, photo, rehab, and risk sections onto additional pages. It is not an appraisal, inspection, title report, or contractor bid.

HOW TO

Plans, usage, and billing

Know what counts and where to manage the subscription.

  1. Every new account receives three lifetime analyses without a card.
  2. Starter includes 25 analyses per billing period; Pro includes 100.
  3. In-app alerts appear as usage approaches the plan limit, and there are no automatic overage charges.
  4. Open Plans & billing → Payment methods & receipts for invoices and cards, or Manage membership to pause, apply an available retention discount, or cancel at period end.
Good practice

Editing saved deals and recording outcomes do not use analysis credits. New research and reanalysis do.

HOW TO

Manage customers, costs, and Team admins

Review customer activity and financials, then give trusted team members the right level of access.

  1. Sign in with the owner account and open Owner / admin, then choose a person from Customer accounts & referrals.
  2. Review AI cost this month and all time. These estimates use the measured tokens and web-search calls recorded for each new analysis.
  3. Review Subscription collected for the customer’s gross paid Stripe invoices and Revenue less tracked AI cost for a simple first-pass margin view.
  4. To change access, use Make Team admin or Remove admin. Team admins receive account-support and feedback access plus 25 complimentary analyses each calendar month.
Good practice

Financials are visible only to the site owner. Subscription collected is before Stripe fees, refunds, taxes, and other business expenses. Analyses completed before cost metering was introduced are clearly excluded rather than estimated.

HOW TO

Sign in with a Google account

Use a familiar Google account without creating another NexGen password.

  1. From the NexGen welcome page, choose Continue with Google.
  2. On the secure ChatGPT sign-in screen, choose the Google option and select the Google account you want connected.
  3. Complete any Google security prompt, then you will return automatically to NexGen Wholesale Desk.
  4. Use that same Google-connected ChatGPT account each time so your saved deals, plan, credits, and referral history stay together.
Good practice

NexGen never receives or stores your Google password. If you previously used NexGen with another ChatGPT account, sign in with that same account to keep access to its existing data.

HOW TO

Read conversion tracking

Understand how homepage visitors become active and paying customers.

  1. Sign in with the owner or Team admin account and open Owner / admin.
  2. Use the 30-day customer funnel to compare homepage visits, sign-in clicks, accounts created, analyses completed, checkouts started, and paid subscriptions.
  3. Read each percentage as the share of recorded homepage visits that reached that step; the seven-day count highlights recent traffic.
  4. Use the funnel to find the largest drop-off before spending more on advertising, then review the copy, onboarding, or checkout step connected to that drop-off.
Good practice

Tracking begins when this feature is published, so early percentages need time and traffic before they are meaningful. NexGen uses first-party event counts and does not add an outside advertising pixel.
